The majority of our seller engagements are run as targeted, off-market processes — buyers are sourced directly through our network rather than through broad marketing. The reasons matter, and the access path is straightforward if you're the right principal.
A widely-marketed listing maximizes the number of buyer inquiries. That is the right strategy for some assets — a price-discovery process, a wide bid pool, a stabilized property that needs no narrative to sell. It is the wrong strategy for most of the engagements we accept.
Our typical seller is repositioning out of a basis they understand well, on a timeline they control, into a market where the right buyer is a small set of identifiable parties — institutional capital, family offices, regional operators, 1031 buyers with specific exchange criteria. The work is not marketing breadth. The work is matching the asset to the buyer who will pay the most for it and close cleanly.
That work happens through direct outreach, confidential information memoranda, and a managed process — not a public listings page. Public exposure usually produces noise, tire-kickers, and bid compression as the buyer pool widens. We choose instead to run tighter, deeper processes.
